Espy Leak Detection does operate a no-find, no-fee policy, but this comes with some important caveats to ensure the survey is fair and accurate:
✅ No Find No Fee Applies When:
The issue relates to a suspected mains water leak on internal pipework.
Full diagnostic testing can be carried out without restrictions (acoustic, tracer gas, thermal imaging, moisture mapping, etc.).
The property has independent control of its water supply, allowing us to isolate and confirm leak activity.
❌ No Find No Fee Does Not Apply When:
The issue relates to central heating leaks, underfloor heating, boiler faults, or system pressure loss.
The problem is found to be a building fabric issue (roofing, damp, condensation, guttering, structural water ingress, etc.).
Access is restricted or tests cannot be completed due to conditions on site.
The leak is external, shared, or on a supply we cannot fully isolate.
