Hidden Water Leak Located Beneath a Suspended Floor in Little Chalfont

A homeowner in Little Chalfont contacted Espy Leak Detection after hearing water movement inside the property despite no taps or appliances being used. There was no obvious surface water damage, making the source and location of the suspected leak difficult to establish.

Initial leak investigation

The sound of escaping water was most noticeable around the en-suite bathroom and utility room. The property had suspended timber floors, with the water services concealed beneath several layers of flooring.

Our initial checks included electronic acoustic testing of the hot and cold water supplies, observation of the water meter, dye testing of the WC cisterns and inspection of the accessible plumbing and heating systems.

The water meter showed small but continuous movement, confirming that water was escaping somewhere within the property. Dye testing found no evidence that the WC cisterns were overflowing.

Tracer gas leak detection

The internal stopcock was isolated and the pipework drained. A specialist tracer gas mixture was then introduced into the concealed water pipes.

Hydrogen-sensitive detection equipment recorded concentrations of approximately 200 ppm behind the fridge freezer in the utility room. Testing through a small access point confirmed that the gas was travelling from beneath the floor towards the centre of the property.

This allowed the search area to be narrowed considerably before any substantial flooring was removed.

Targeted access beneath the floor

Several layers of floor covering had to be carefully removed to reach the suspended floor structure. Further investigation located an active leak on concealed supply pipework beneath a guest bedroom.

Although there had been very little visible damage above floor level, the carpet, timber flooring and subfloor area were heavily saturated. Mould growth was also present within the concealed area.

Repair and drying

The defective pipework was isolated and repaired while maintaining the property’s ongoing water supply. Saturated and damaged flooring was removed where necessary to provide access and begin the drying process.

A professional dehumidifier was installed to reduce retained moisture and help limit further mould growth and secondary damage. A managed drying programme and follow-up moisture checks were recommended before reinstating the affected flooring.

Why early leak detection matters

Concealed leaks beneath suspended floors can continue for a considerable period before visible damage appears. Water-meter movement, unusual water sounds or unexplained changes in consumption should therefore be investigated promptly.
